The housing market might have collapsed, prices may have tumbled, but you will struggle to find a more special home to touch your senses, lift your spirits and provide peace and tranquillity and a quality of life second to none. Where else can you feed the swans from the kitchen window, let the children go crabbing from your private landing stage, launch your boat three foot from your back door and sail to Dartmouth and out to sea, or sit out over the crystal clear water bubbling over the rocks below at low tide enjoying the abundant wildlife? Did know, there are no less than two waterside pubs in the village, one of which was voted number six in the Sunday Times best days out and at high tide you can row to them. There are two further pubs a comfortable stroll away, and stunning footpaths in all directions.
The property has previously featured on the front cover of a South Devon Tourist Guide, it appears in a number of books on the area and has been the subject of countless works of art. It has not received the amazing comments below for nothing. You simply can't buy another place that offers a similar combination of benefits, it all comes down to what you value. It is a rare and exclusive place that combines, rural and nautical, old and new and has a level of quality that is rarely found.
"The ideal is direct water frontage with a mooring or a private beach. Everyone's dream is to be able to drive up to their front door, walk through the house, down the path, check the lobster pots and step onto the boat," says Martin Lamb Director of Savills in Exeter.
"I get just a few of these each year and people will pay handsomely for them, too. Have a house with all that and you've hit the jackpot."
No other home in the entire South West gets you closer to your boat than The Old Bakehouse. Four foot from your back door you can step into to your boat and subject to the tide go to Dartmouth and out to sea beyond or up to Totnes in the other direction! What is more you are sheltered not exposed....
"The property is extremely well located in a traditional residential hotspot ..it is particularly well located even within that hotspot. It is a unique and well known landmark property. ...of a type rarely available for sale ...all the internal fitting and finishes in the property are to the very highest standard."

Do your own research, see what else is available for your money and you will see what astonishingly good value this home offers. Don't forget to read this website to see what you get for your money. E.g. did you know this is an eco home with great eco credentials, designed by a leading local ecological architect? The house has solar panels to heat the hot water, the most energy efficient oil fired boiler on the market, argon filled window units and unbelievable insulation. Little things like the southerly facing rear of the house which provide sunshine where you need it, when you need it make all the difference. Care and thought has gone into every aspect of the house to leave a legacy for future generations and owners who appreciate craftsmanship and pure quality.
You need to be there through the different stages of tide and during the night time as well as daytime to really get a feel for the place. You can enjoy one of the two log fires, go for a real row rather than a rowing machine at the gym or gaze up at the night time stars in the riverside hot tub. Remember to bring your walking boots and wellies to check out the local areaIf you areinto boats may be able to arrive by boat subject to tides (there are two high tides a day and you can be navigable 1 1/2 hours each side of high water). Live your life by the tides, leave on the morning tide and return on the evening tide, in this home you get connected with the natural world.I recommend the two local pubs which both do great food. Children will enjoy paddling at low tide and can have Swallows and Amazons adventures.
You get a garage to park your car and a historic walled garden on the other side of the road with a raised elevation and spectacular views of the countryside and river.
Living at the house is like having a ringside seat for a David Attenborough wildlife programme, look out for the Swans, Egyptian Geese, Cormorants, Herons, Egrets, Swallows, Wagtails and the stunningly beautiful and shyKingfisher.

"Please excuse the imposition, however I have been viewing your website all morning and can hardly wrench myself away!
Thank you for reminding me that such beautiful places still exist in the UK!" A Web Site Visitor
Some things are always in demand ... an exclusive location, interesting history, stunning design, high quality, breathtaking views, a waterside location with direct navigable access to one of the world's most beautiful rivers, an awesome connection to the natural world, and a simply fabulous and unique lifestyle. For the most discerning, there is no compromise and now at The Old Bakehouse you can have it all....
They say a picture tells a thousand words, but with The Old Bakehouse it only tells half the story. Previously featured on the front cover of the South Devon Tourist Magazine, appearing in a number of books, magazines and national papers and subject to a multitude of works of art, this place is special. Described as "Iconic" by the Totnes Times, "Historic" by the Dartmouth Chronicle, you get a sense that there is something very special about the place. The Western Morning News said "nothing can prepare you for the stunning attention to interior detail". The UK's biggest circulation weekly magazine "The Week" recently featured it as one of the eighth best properties on the market in areas of outstanding natural beauty. Located to perfection as a RICS surveyor said "the property is extremely well located in a traditional residential hotspot ..it is particularly well located even within that hotspot. It is a unique and well known landmark property. ...of a type rarely available for sale ...all the internal fitting and finishes in the property are to the very highest standard."
There are many properties with views of the water, there are fewer properties whose grounds adjoin it, but you have to look very hard to find a home that is literally on the water, where the water laps up the walls of the house. The difference between a house whose grounds adjoin the water and a house literally on the water is massive; you have to experience it to recognise that the two are experientially miles apart. This house is wasted on anyone who doesn't love being near the water. What is more the connection to the water offers the rare privacy of a peaceful backwater, but with navigable access to Dartmouth and the English Channel beyond at the right state of tide. As if that is not enough, the house also offers an extraordinary variety between the salt water from the English Channel and the crystal clear fresh water of the River Wash that bubbles over the rocks at low tide directly in front of the house. The cantilevered landing stage with boat davits for a 2 tonne boat provides a heavenly area to enjoy, the riverside roof terrace with hot tub is just icing on the delicious cake.
What is amazing is that there are no less than four wonderful pubs within comfortable walking distance, two are riverfront and can be alsoaccessed by water subject to the right state of tide. The closest has regular live music and barbecues on the quayside, the next closest was voted number 6 in the Sunday Times Best Days Out in 2008. There are also a large number of stunning beautiful walks including the famous Dart Trail, withan unexpected seating and barbecue area a short distance away. An exclusive and vibrant community share the magnificent setting with appreciative visitors. Easy access and close proximity to the most important places make it the perfect location. Tuckenhay which has been described in the South Devon Tourist Guide as "Particularly Picturesque" is often referred to as "Devon's Best Kept Secret".
What The Owner Says: "The House Touches Your Senses and Lifts Your Spirits - It is A Haven of Peace and Tranquility"
The Old Bakehouse is a very special house. Enjoyed by four generations of the same family, the property is on the market for the first time in over 30 years. It is one of the most outstanding waterside properties on the River Dart to ever come on the market. The lifestyle offered by the house is unsurpassed. This unique property stands out for quality of everything and balance between old and new rural and nautical.
In 99.99% of houses photo's say it all, however this is not the case with The Old Bakehouse. You have got to be in it to appreciate the variety, the spectacular views and the extraordinary connection with the water and the ambiance it offers. At low tide the water is never more than 9 feet from the ground floor windows and at high tide the water level outside is only just lower than the floor level inside. Nothing can prepare you for the vistas from within the properties, the experience of the swans coming up to the kitchen window to be fed or the experience of sitting out over the water on the landing stage. The house literally touches your senses and lifts your spirits and provides a perfect haven from the turbulent times in which we live.
Very little about the house is ordinary; it is ideally suited to an extraordinary and discerning owner who can fully appreciateits excellence. It is a great place to live and a great place for a holiday too.For a personal briefing from the person who knows the house best call Jonathan Blain on 07967 163263.
The Old Bakehouse has an ordinary enough name, an orthodox enough exterior. But nothing prepares you for the stunning attention to interior detail or the sheer dynamism of the man driving the renovation." Roger Malone - Journalist - Western Morning News
"Right on the edge of a tributary of the River Dart, it has the kind of location that wealthy buyers used to fight over back in those heady days: at high tide, water laps below the windows; at low tide, herons, egrets and cormorants wade picturesquely by." Sunday Times
Perfect as:
A holiday home
A home to retire to
A home to escape the rat race for a better quality of life with the family or
A home where you could earn some extra money a lifestyle business
?

"A fantastic period property in a prime position on the River Dart .... a perfect home for a family who love watersports."
Country Life
?
This house has not been on the market for approx 35 years, it is very possible once sold it won't be on the market again for a similar period. When the fog of the recession clears there will be many who regretted not acting when they could because there simply isn't another home the same combination of features and benefits. Once it is gone it is gone.
It is a rare and exclusive home for the most discerning. - You won't find another property in the country with the same combination of features.

Facing a southerly direction unlike many Tuckenhay properties you are in sunshine to the rear most of the day, so you can enjoy the natural world and take in nature at its best.
The whole three floors to the rear benefit from the extraordinary rural and nautical vistas and the sound of running water at low tide and navigable access to Dartmouth and the sea at high tide.
Subject to tide, you can step out your back door into your boat and sail up to Dartmouth and the English Channel beyond.
When the tide is out, the crystal clear waters of the River Wash bubbles over the rocks along the rear wall of the house - the sound is relaxing and the air is fresh.
The wildlife is abundant - it is like living on the set of a David Attenborough wildlife programme: Egrets, Herons, Cormorants, kingfishers, Swans, Egyptian Geese and more.
